This ~2,400 square foot home needed to be staged and photo-ready in under 24 hours, and then shown three days later. With such a tight turnaround time, we focused our efforts on maximizing the homeowners existing furnishings and decor, rearranging and repurposing as needed. Potential buyers love to see a home decluttered, clean and well cared for, and understand how it is to be lived in. With many helping hands pitching in, we were pleased to have exceeded our own expectations! The home was Under Contract within two weeks and closed within 60 days!!
We adjusted the kitchen table to be horizontally aligned with the window and removed the fourth chair. We put away the less frequently used appliances to free up the countertops, and reorganized the open shelving. These few tweaks allow buyers to see the abundance of floor and cabinet space this kitchen has to offer, which tends to be a major selling point for many.
The formal dining room was especially important as it is one of the first spaces seen upon entering the home. It previously had seating for 8, but by removing two leaves and condensing the table down to a 6-seater, the room feels significantly larger. Had we condensed it down further to become a 4-seater, it would have felt too bare.
We raised the wall hangings to draw the eye upward highlighting the incredible height of the ceilings.
We focused on decluttering countertops in the bathrooms, added fresh towels, art and greenery to make them feel more inviting.
We wanted buyers to see how massive and versatile the upper deck is, so we moved the 4-seater table to one corner and created a secondary seating area by pulling together a few of the homeowners beach chairs! It may not be perfectly cohesive, but it showcases how the deck can be segmented for different uses.
The finished basement provided the perfect opportunity to create a secondary hangout spot. In order to do so, we needed to repurpose a few pieces from the main living room. The effect was two-fold: it allows buyers to see the basement as a potential tv room, den or workout space, while doubling the size and feel of the upstairs living area.
Bunk beds can feel overpowering in a smaller-sized bedroom. Fortunately these rooms were not very small, but still required us to organize, declutter and remove some smaller pieces to offset them.
